The Problem
FEMA's Risk Rating 2.0 is repricing flood insurance for millions of properties. Some homeowners are seeing 10x premium increases. Yet most buyers still rely on a binary "in or out of the flood zone" check when purchasing a home. That binary answer misses everything that actually determines your cost: base flood elevation delta, distance to water sources, foundation type, prior claims history, and whether your community participates in FEMA's CRS discount program. The result? Homebuyers close on properties without understanding their true flood cost -- and get blindsided by the first premium notice.
Our Approach
We ingest flood zone data from FEMA's National Flood Hazard Layer, river gauge levels from USGS NWIS, precipitation records from NOAA, historical claims from OpenFEMA, and CRS community ratings from FEMA. For each property, we run a Monte Carlo simulation of 10,000 premium trajectory scenarios under NFIP glide path rules, calculate Total Flood Ownership Cost over your ownership horizon, analyze mitigation ROI for upgrades like flood vents and elevation, and determine the optimal insurance strategy -- NFIP, private flood, self-insure, or relocate.
